Contract of Lease
This Contract of Lease (hereinafter referred to as the "Contract") is made and entered into as of [Date], by and between [Landlord's Name], hereinafter referred to as the "Landlord", and [Tenant's Name], hereinafter referred to as the "Tenant".
BACKGROUND:
1. The Landlord is the owner of the Leased Premises (as defined hereinafter).
2. The Tenant desires to lease the Leased Premises from the Landlord for the Term (as defined hereinafter).
NOW, THEREFORE, in consideration of the mutual covenants and agreements set forth herein, the parties hereto agree as follows:
Leased Premises:
1.1 The Landlord hereby leases to the Tenant and the Tenant hereby leases from the Landlord, the following premises (hereinafter referred to as the "Leased Premises"):

1.2 The Leased Premises shall include all common areas and facilities, if any, appurtenant thereto and necessary for the use of the Leased Premises.
Term:
2.1 The term of this Contract shall commence on [Commencement Date] and shall continue for a period of [Term Duration] months (hereinafter referred to as the "Term").
2.2 The Term shall automatically renew for successive terms of [Renewal Duration] months each, unless either party gives written notice of its intention not to renew the Contract at least [Notice Period] months prior to the expiration of the then-current term.
Rent:
3.1 The Tenant shall pay to the Landlord monthly rent in the amount of [Rent Amount] (hereinafter referred to as the "Rent") for the Leased Premises during the Term.
3.2 The Rent shall be payable by the Tenant to the Landlord on or before the [Payment Due Date] of each month throughout the Term.
3.3 The Landlord may increase the Rent upon notice to the Tenant at least [Notice Period] months prior to the expiration of the then-current term, provided that such increase shall not be greater than [Maximum Rent Increase Percentage] per annum.
Use of Leased Premises:
4.1 The Tenant shall use the Leased Premises for [Purpose of Use], and shall not use the Leased Premises for any other purpose without the prior written consent of the Landlord.
4.2 The Tenant shall comply with all applicable laws, regulations, and ordinances regarding the use and occupancy of the Leased Premises.
Maintenance and Repairs:
5.1 The Tenant shall be responsible for the maintenance and repair of the Leased Premises, including, but not limited to, the interior and exterior thereof, and shall keep the Leased Premises in good condition and repair throughout the Term.
5.2 The Landlord shall be responsible for the maintenance and repair of the structure and infrastructure of the Leased Premises, including, but not limited to, the roof, walls, floors, electrical system, plumbing, and heating and air conditioning systems.
5.3 The Landlord shall promptly repair any damage to the Leased Premises caused by the Landlord or its agents or employees.
5.4 The Tenant shall promptly repair any damage to the Leased Premises caused by the Tenant or its agents or employees.
Insurance:
6.1 The Tenant shall obtain and maintain throughout the Term, at the Tenant's sole expense, insurance coverage in amounts and with insurers satisfactory to the Landlord, insuring the Leased Premises and the Tenant's interest therein against loss or damage by fire, casualty, and all other risks customarily insured against by lessees in the locality where the Leased Premises are located.
6.2 The Tenant shall name the Landlord as an additional insured under such insurance policies.
6.3 The Tenant shall provide the Landlord with certificates of insurance evidencing the required coverage promptly upon request.
Indemnification:
7.1 The Tenant shall indemnify and hold harmless the Landlord from and against any and all claims, demands, actions, suits, losses, damages, liabilities, costs, and expenses (including, without limitation, reasonable attorneys' fees) arising out of or in connection with the use, occupancy, or possession of the Leased Premises by the Tenant or any person or entity entering the Leased Premises under the authority of the Tenant.
7.2 The Landlord shall indemnify and hold harmless the Tenant from and against any and all claims, demands, actions, suits, losses, damages, liabilities, costs, and expenses (including, without limitation, reasonable attorneys' fees) arising out of or in connection with the ownership, management, or maintenance of the Leased Premises by the Landlord.
Miscellaneous:
8.1 This Contract constitutes the entire agreement between the parties with respect to the subject matter hereof and supersedes all prior agreements, understandings, negotiations, and discussions, whether oral or written, of the parties.
8.2 This Contract may be amended or modified only by a written instrument executed by both parties.
8.3 If any term, provision, covenant, or condition of this Contract is held by a court of competent jurisdiction to be invalid, void, or unenforceable, the remainder of the provisions shall remain in full force and effect and shall in no way be affected, impaired, or invalidated.
8.4 This Contract shall be governed by and construed in accordance with the laws of the [Governing Jurisdiction].
8.5 All notices, requests, demands, and other communications under this Contract shall be in writing and shall be deemed to have been duly given on the date of service if served personally on the party to whom notice is to be given, or on the third day after mailing if mailed to the party to whom notice is to be given, by first class mail, registered or certified, postage prepaid, and properly addressed as follows:
